10 Tips for Homebuyers

Buying a house is considered a huge purchase. The amount of money you will shed for this investment is quite large that you need be well-guided when deciding. To help you, here are some tips that can help you make a sound decision in your home purchase.


  1. Be a Smart Bidder
    Make sure your bid is something you can afford as well as something that isn't a downright insult to the seller. Lowballing is never a good look. Look at what other similar houses in the area are going for and research if there is anything upcoming that might reduce the home's value. Go to the county clerk and find out if the sellers are behind on property taxes as this is a great bargaining chip. Don't give a perfectly round number. Show the seller that you put thought into your bid. 

  2. Be Aware of Sleeper Costs
    Don't focus on just the mortgage. Make sure you are aware of all the other expenses - property taxes, utilities, homeowner-association dues and more. You also want to make sure you're prepared to deal with repairs and maintenance and any tax increases.

  3. Confirm Property Lines
    Make sure to get a survey done so you know exactly where your property lines are. This helps make sure you know exactly what you own, that your property tax is accurate, and that you avoid potential neighbor disputes in the future.

  4. Don’t Make Any Big Money Moves
    Avoid making big purchases or moving your money around for 6 months before buying a new home. Don't open new accounts or make big changes. Lenders want to see steady reliability.

  5. Don’t Obsess About Timing
    Trying to predict the market is a fool's game. The best time to buy is when you've found the right home that you can afford. Real estate is constantly going up and down. Waiting for the perfect time is a waste of time.

  6. Get Pre-Approved
    Don't waste your time looking at houses you can't afford. This only sets you up for heartbreak when you get your heart set on the impossible. Shop your mortgage, then shop for your house.

  7. Hire a Home Inspector
    This is one of the smartest investments a homebuyer can make as it can save you thousands. An inspector's expertise is in giving you the information you need to decide if it's wise to buy the home. If the inspector finds issues you're willing to deal with, you can also use that information  to bargain for a better deal.

  8. Learn the Ins and Outs of the Neighborhood
    Before making a commitment, get to know the neighborhood. Stop by at all times of the day. Do your commute to work from there. Take a stroll and chat with some area residents. Make sure you don't just love the house, but the location and environment as well.   

  9. Shop With Your Mind, Not Your Heart
    Shopping with emotion over instinct is never wise. Sure, you can picture your kids running around in that backyard, the neighbors are nice, and you love the color of the front door, but is the house itself worth the cost? Make sure your logical side is pleased with your decision before you let your emotional side take over. Once your mind has determined you're making  a sound decision, then you can start envisioning the house as a home. 

  10. Size Doesn’t Matter
    Bigger doesn't always mean better. Your home will only go up in value as much as the other houses in the neighborhood. Per square foot, the worst house on the street will always get more return than the biggest house.

10 Tips on Selling Your Home

Get the best value when selling your home by knowing its right market price. After knowing its value, you can start by showcasing your property’s floor plan and even begin staging. Here are some tips and tricks you can consider to get your house sold.


  1. Be Mindful of First Impressions
    When preparing for an important meeting, you always take the time to look your best. The house is no different! Make sure your lawn, walkway and front door look nice, clean, and welcoming. Home it up with some inexpensive flowers, a small bench, maybe even a birdfeeder. If you really want to make people feel welcome when they walk in, put out a fresh fruit tray and some cookies. That first feeling a person gets when they approach the house and when they walk in will stick with them. Make it count!

  2. Depersonalize the Space
    People want to picture your house as their home, not picture your home as their house. Depersonalize as much as possible. Put at least a third of your things in storage. Remove photos, memorabilia, keepsakes and knick-knacks.

  3. Do Quick Fixes, Not Major Remodeling
    You aren't likely to get your money back from doing a major makeover or remodeling job, but it always pays back to make quick fixes. A fresh new coat of paint, new inexpensive curtains, door handles and cabinet hardware are small investments that go a long way.

  4. Hire a Trustworthy Broker
    One of the worst things you can do when trying to sell your house is hire a subpar broker. Make sure you hire someone knowledgeable and diligent, like us here at All Valley Realty.

  5. Keep the House Show-Ready
    Always be prepared to show the house as you never when someone is going to show up. Make sure you keep things tidy - an empty sink, wiped counters, dusted shelves and swept floors go a long way.

  6. Keep the Pets Away
    Not everybody likes pets. Potential buyers don't want to see a litter box or animal fur. It makes them think the home may be unclean. Give your animal family a getaway at a pet hotel.

  7. Lighting!
    Let there be light! Good lighting is something the majority of buyers put on their list of "musts". Remove curtains, make sure windows are clean, increase the lightbulb wattage, and get rid of anything outside that blocks the sun from getting in. Put your home in its best light, figuratively and literally.

  8. Price Competitively
    This goes without saying, but make the price appealing! Find out what your house is worth and make sure to put your asking price at least 10% below that. You'll be surprised - you'll get a lot of bids over what the home is worth!   

  9. Prioritize the Kitchen
    The #1 thing you're selling is the kitchen! Make sure the kitchen has a nice fresh coat of a neutral paint color, and the cabinet hardware is in good shape.  If you do put money towards larger remodeling projects, do so in the kitchen, as on average you will get an 85% return on your money. Replacing countertops may cost a couple grand, but a buyer will bid about $10,000 less if the house has an outdated kitchen.

  10. Tidy the Closets
    Storage is a huge selling point. Make sure all your closets are half empty and neatly organized to give the buyer a view of all the great storage space and potential for organization that is available.
